A library of free editable Word contract templates for small business, freelancers, landlords and HR. Fill in each template online to get a document tailored to your answers, then download as Word or PDF to sign — no account, nothing uploaded.

No sign-up. Editable Word (.docx) or print to PDF. Your answers stay in your browser. Updated .

Every contract on this page is a free editable Word document you can download and use as-is, or fill in online through Clausery. Filling in online asks you simple questions (names, dates, amounts, optional clauses) and produces a finished Word/PDF with only the clauses that apply — no deleting paragraphs by hand.

These are general templates, not legal advice tailored to your situation. For high-value or regulated work (employment terminations, real-estate sales, large loans) have a lawyer review the final document before signing.

How to fill it in#

  1. Step 1: Pick the right template

Choose from the categories below. If two seem close, the comparison page for each category explains the difference.

  2. Step 2: Download Word or fill in online

Download the raw Word file, or answer a short questionnaire to tailor it to your situation first.

  3. Step 3: Add the other party's details

Fill in names, dates, amounts, addresses and any optional clauses you need (deposit, kill fee, guarantor, etc.).

  4. Step 4: Review the final wording

Read the document through — especially payment terms, termination and liability clauses — and edit the Word file if anything needs changing.

  5. Step 5: Send for signature

Email the PDF or Word file to the other side, or print and sign in person. Both sides keep a signed copy.

Questions

Are these contracts legally binding?

They are standard contract templates, enforceable when signed by parties with capacity who agree on clear terms and consideration (something exchanged). Whether a specific clause holds up depends on your jurisdiction and the situation.

Do I need a lawyer?

For straightforward freelance or small-business work, a well-drafted template is usually enough. Get a lawyer for high-value deals, regulated industries, employment terminations, real-estate transactions or anything you are unsure about.

Can I edit the Word file?

Yes. After downloading the .docx you can change anything in Word, Google Docs or LibreOffice. If you are automating the template in Clausery, keep the {tags} so they still work.

Is an e-signature valid?

In most countries (US ESIGN, EU eIDAS, UK, AU, NZ, CA) a properly captured electronic signature is as valid as ink on paper. Both sides should keep a copy of the signed document.

Are the templates free?

Yes. Every template on this page is free to download, fill in and use. A paid Pro plan exists only if you want to automate your own custom templates beyond the free limit.
