The move-in or move-out day counts as a day of the tenancy. Amounts are rounded to the cent and never exceed a full month's rent. A calculation aid, not legal or tax advice.
Write it into the lease
Put the prorated amount, the date it is due and the method in writing, so the first and last payments are not a surprise. The free residential lease agreement has an optional paragraph for a prorated first month, and a sublease agreement works for a room or a whole home for a few months. When a tenant leaves mid-month, the security deposit return letter lists any rent still owed with the other deductions. More letters are on the landlord and tenant page.

Questions
How do you calculate prorated rent?
Divide the monthly rent by the number of days in that month to get a daily rate, then multiply it by the number of days the tenant lives there, counting the move-in day. For $1,500 rent and a move-in on September 20, that is $1,500 ÷ 30 × 11 days = $550.
Which method should I use?
The one your lease names. If it does not say, the days-in-the-month method is the most common and the easiest to explain. A 365-day year gives the same daily rate in every month. A 30-day month is simple, but in a 31-day month it can come to more than a month's rent, so this calculator never charges more than the full rent.
Does a landlord have to prorate rent?
It depends on the lease and on local law. Many landlords prorate the first month when a tenant moves in mid-month, or collect a full first month and prorate the second. Whatever you agree, write the amount and the method into the lease so there is no dispute later.
Is anything I type sent anywhere?
No. The calculation runs entirely in this page, so nothing you type leaves your computer.
