SUBLEASE AGREEMENT
This Sublease Agreement (the "Sublease") is made on [Agreement date] between [Tenant name] ("Tenant") and [Subtenant name] ("Subtenant"). Tenant rents the home at [Property address] from [Landlord name] ("Landlord") under a lease dated [Master lease date] (the "Master Lease").
1. What is sublet
Tenant sublets the whole home to Subtenant.Tenant sublets [Rooms sublet] to Subtenant, with shared use of [Shared areas]. The furnishings included are: [Furnishings list]. Subtenant will return them in the same condition, apart from normal wear and tear.
2. Term
The Sublease starts on [Start date] and ends on [End date]. It cannot last beyond the end of the Master Lease, and it ends early if the Master Lease ends early.
3. Rent
Subtenant will pay rent of [Monthly rent] a month, due on day [Due day of month] of each month, directly to Landlord, as Landlord has agreed.to Tenant, by [How paid]. Tenant will keep paying Landlord the rent due under the Master Lease. If rent is more than [Grace days] days late, Subtenant will pay a late fee of [Late fee amount].

4. Security deposit
Subtenant will pay Tenant a security deposit of [Deposit amount]. Tenant will return it within [Deposit return days] days after Subtenant moves out and gives a forwarding address, or sooner if the law requires, less any amount needed for unpaid rent or for damage caused by Subtenant beyond normal wear and tear, with an itemized list of any deductions.
5. The Master Lease
Subtenant has received a copy of the Master Lease and will follow all of its terms, apart from the rent, which is set by this Sublease. Subtenant will not do anything that would put Tenant in breach of the Master Lease, and is responsible to Tenant for any loss if they do. Tenant remains responsible to Landlord under the Master Lease. Subtenant may not sublet any part of the home.
6. Moving out
At the end of the Sublease, Subtenant will return all keys, remove their belongings and leave the home clean and in the same condition as at the start, apart from normal wear and tear.
7. Landlord's consent
This Sublease takes effect only when Landlord signs the consent below.Tenant confirms that the Master Lease allows this Sublease without Landlord's written consent.

Questions
Do I need my landlord's permission to sublet?
Usually, yes. Most leases require the landlord's written consent, and subletting without it can be a breach of your lease. Some places limit when a landlord can refuse. If consent is needed, tick the option and the landlord signs the consent at the end.
Who is responsible if the subtenant does not pay?
You are. A sublease does not release the original tenant from the lease, so you still owe the landlord the full rent and are responsible for damage. That is why the sublease has its own deposit and requires the subtenant to follow the master lease.
Can a sublease run past the end of my lease?
No. A subtenant cannot have more rights than the tenant, so the sublease must end on or before the day the master lease ends.
Is it really free?
