Questions

How much notice does a tenant have to give?

Whatever the lease says. For a month-to-month tenancy, many US states require at least 30 days or one full rental period, and some count the notice from the next rent due date. Check your lease and your state or city rules before you send it.

How should I deliver the notice?

In the way the lease says notices must be given. If it does not say, hand it over or send it by a method with proof of delivery, such as certified mail, and keep a copy. Some leases also accept email.

Is this the same as an eviction notice?

No. This letter is from a tenant who is choosing to leave. A landlord who wants to end a tenancy usually has to use a formal notice with wording and timing set by law, so do not use this letter for that.

Is it really free?
