Questions

How much notice is needed for a rent increase?

It depends on where the property is and the type of tenancy. During a fixed-term lease the rent usually cannot rise until the lease ends, unless the lease allows it. For month-to-month tenancies many states require 30 days, and some require more for larger increases: in California, for example, an increase of more than 10% needs 90 days' notice.

Are there limits on how much I can raise the rent?

In some places. Some cities have rent control or rent stabilization, and a few states, including California and Oregon, cap yearly increases for many rental homes. Check the rules for your property before you send the letter.

Do I have to give a reason?

Usually not, but a short reason, such as higher property taxes or insurance, helps keep a good tenant. The reason paragraph is optional.

Is it really free?
