If you are having trouble paying, please contact us before that date. We are willing to discuss a payment plan, which would need to be agreed in writing.

Questions

Is a late rent notice the same as a pay or quit notice?

No. This is a reminder. A notice to pay rent or quit, the first formal step towards an eviction, has wording, timing and delivery rules set by state law, so use your state's official form or a lawyer for that.

Can I charge a late fee?

Only if the lease allows it, and within any limit set by law. Many states require a grace period or cap late fees, for example at a percentage of the rent. Check the rules where the property is.

When should I send it?

Soon after any grace period in the lease ends. A prompt, polite reminder resolves most late payments, and a written record helps if you need to take further steps.

Is it really free?
