Questions

What must a mortgage gift letter include?

Lenders that follow Fannie Mae rules ask for the gift amount, a statement from the donor that no repayment is expected, and the donor's name, address, phone number and relationship to the borrower. Your lender may also ask for bank statements showing the transfer.

Who can give a gift for a down payment?

Usually a relative, a partner, a fiancé or someone with a long-standing family-like relationship to the buyer. The donor cannot be the seller, the builder, the real estate agent or anyone else with an interest in the sale. Check your loan program's rules.

Does the donor pay tax on the gift?

In the US the person giving the gift, not the buyer, is responsible for any gift tax, and gifts above the annual exclusion usually only need a gift tax return rather than tax. Check the current limits or ask a tax adviser.

Is it really free?
