Questions
When should I send a lease renewal letter?
Sixty to ninety days before the lease ends is common. If the rent is going up, allow at least the notice your state requires for a rent increase, and more if the lease asks for it.
Can I raise the rent at renewal?
Usually, yes, when the lease term ends. Some cities have rent control, and a few states, including California and Oregon, cap yearly increases for many rental homes. The rent increase letter explains the notice rules in more detail.
What if the tenant does not reply?
Follow up in writing before the reply date passes. In many places a tenant who stays on after the lease ends, with the landlord accepting rent, becomes a month-to-month tenant, so decide what you want and confirm it in writing.
Is it really free?
