CLEANING SERVICES CONTRACT
This Cleaning Services Contract (the "Contract") is made on [Agreement date] between [Cleaner name], [Cleaner address] (the "Cleaner"), and [Client name] (the "Client").
1. Services
The Cleaner will clean the property at [Service address] (the "Property") [Visit schedule], starting on [Start date]. Each visit includes:

Extra work, such as deep cleaning, laundry or cleaning after a party or building work, is quoted and agreed before it is done.
2. Price and payment
The Client pays [Hourly rate] per hour for each visit, estimated at [Estimated hours] hours per visit.The Client pays [Price per visit] per visit. The Cleaner invoices [Invoice frequency], and invoices are due within [Payment days] days.
The Client provides the cleaning products and equipment, kept in a place the Cleaner can reach.The Cleaner provides all cleaning products and equipment, for [Supplies fee] per visit. The Client can ask for specific products, for example because of allergies.
3. Access and security
The Client gives the Cleaner access as follows: [Access instructions]. The Cleaner keeps keys and alarm codes secure, never labels keys with the Property's address, and returns them when this Contract ends.The Client or someone they choose will be at the Property to let the Cleaner in at each visit.
Pets at the Property: [Pet details]. The Client keeps pets that may be a risk to the Cleaner, or that should not get out, secured during visits.
4. Cancellations
Either party may cancel or move a visit by giving at least [Cancellation hours] hours' notice. If the Client cancels with less notice, or the Cleaner cannot get in at the agreed time, the Client pays a fee of [Lockout fee].
5. Damage and breakage
The Cleaner takes reasonable care with the Property and its contents. The Client tells the Cleaner about fragile, valuable or irreplaceable items, which the Cleaner will not clean or move unless asked. If anything is damaged or broken during a visit, the Cleaner will report it within [Breakage report hours] hours and, if the Cleaner was at fault, will repair or replace it, up to [Damage cap amount] for any one incident unless the damage was caused by gross negligence.
The Cleaner carries public liability insurance of at least [Insurance amount] and will show proof of it on request.
If the Client is not satisfied with a visit and tells the Cleaner within [Reclean hours] hours, the Cleaner will come back and clean the areas concerned again at no extra cost.
6. Independent contractor
The Cleaner is an independent contractor, not an employee of the Client, and is responsible for their own taxes and for the people they send to the Property. While this Contract lasts and for [No hire months] months after it ends, the Client will not hire directly any cleaner the Cleaner has sent to the Property.
7. Term and ending the contract
This Contract continues until either party ends it by giving [Notice days] days' written notice. Either party may end it at once if the other seriously breaks it. The Client pays for visits completed before it ends. This Contract is governed by the laws of [Governing law].

Questions
Do I need a contract for cleaning clients?
A written contract prevents the most common disputes: what each visit includes, late cancellations, lockouts, breakages and who holds the keys. It also shows you run a business, which helps with insurance and taxes.
Should a cleaner carry insurance?
Liability insurance pays for damage to a client's property, or injuries, caused by your work, and many clients, especially offices, ask for proof of it. Cleaning businesses that hold client keys often add a bond that covers theft by staff.
What is a lockout fee?
A fee the client pays if the cleaner arrives at the agreed time and cannot get in, or the visit is cancelled at short notice. It covers time the cleaner set aside and could not fill.
Is it really free?
